Arkade Developers plans to launch four projects in the financial year ending March 2026, expanding its total development pipeline to Rs 12,000 crore. Chairman Amit Jain told NDTV Profit that the company aims to complete these projects within five years.

In financial year 2025-26, the company is launching four projects—three redevelopment projects in Mumbai's Santacruz, Goregaon, and Malad, along with a land project in Goregaon West, he said. "Our pipeline stands at Rs 10,700 crore to Rs 11,000 crore, plus additional inventory from existing projects, taking the total to Rs 12,000 crore. Our internal target is to complete this within four to five years."

The real estate developer has set a presales target of 20% for these projects, which have a topline potential of Rs 3,500 crore. "We aim to secure Rs 700 crore through presales at launch, with the remaining sales following as the projects progress," he explained.

Arkade Developers expects a profit after tax of 20% on its total pipeline, amounting to approximately Rs 2,400 crore.

“Margins are a key focus. While there may be a variation of plus or minus 5% on a YoY basis, we ensure our margins remain intact and improve with each project. The premiums we command for our end products are rising, leading to a stronger margin,” Jain noted.

According to Jain, a crucial priority for the company is securing all necessary approvals before commencing any project to avoid delays.

“We initiate projects only after obtaining full approvals, preventing any approval-related delays. Additionally, our sales velocity is strong, which keeps cash flows steady. Our dynamic and young execution team ensures timely completion and achievement of targets,” he added.

The company is currently developing Arkade Rare in Bhandup, Mumbai, with a gross development value of Rs 750 crore. The project comprises 430 residential and 50 commercial units, with completion targeted for fiscal 2026.

Shares of Arkade Developers closed 1.04% lower on Friday at Rs 151.6 on the NSE, compared to 0.3% decline in the benchmark Nifty 50.
