Four REITs Distribute Rs 1,553 Crore In March Quarter

India's four publicly listed real estate investment trusts have collectively distributed over Rs 1,553 crore to its unitholders for the fourth quarter of fiscal 2025.

The REITS — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT and Nexus Select Trust — have seen a 13% year-on-year increase in their quarterly distribution, which was disbursed to 2.64 lakh unitholders, the Indian REITs Association said in a release on Thursday.

Individually, for the March quarter, the net distributable cash flows of Embassy and Mindspace stood at Rs 496 crore and Rs 284 crore respectively. Nexus Select's distribution came up to Rs 303 crore on a trust level, while Brookfield's was at Rs 204 crore on a standalone basis.

For the full fiscal, the cumulative distribution by the four REITs stood at Rs 6,070 crore, translating to a 13% growth from the previous year's Rs 5,366 crore.

The four listed REITs saw their net operating income rise 16% on the year to Rs 89,100 crore in fiscal 2025, compared to Rs 76,626 crore the previous year.

India's REIT market manages gross assets under management worth over Rs 1.63 lakh crore. The four REITs collectively operate more than 128.9 million square feet of Grade A office and retail real estate across India's key urban centres.
