Billionaire banker Uday Kotak has purchased 12 premium residential units in Mumbai’s Worli Sea Face for Rs 202 crore, making it one of the costliest real estate transactions in the city.
According to property registration data accessed by Zapkey, Kotak and his family acquired the flats in Shiv Sagar building. The purchase price suggests a rate of over Rs 2.7 lakh per sq ft, reinforcing Worli’s status as one of India’s most expensive real estate markets.
The buying process began on May 9, 2023, with the registration of a 735 sq ft unit, followed by the acquisition of 11 more units on Jan. 30, 2025. In total, the Kotak family has secured 7,418 sq ft of carpet area across the ground, first, and second floors of the building. The flats have been registered under Uday Kotak, his wife Pallavi, sons Dhawal and Jay, and his father Suresh.
Real estate experts note that some investors opt for bulk purchases in a single development to gain complete control over the property, potentially allowing them to redevelop the site in the future, PTI reported.
Kotak, the founder-director of Kotak Mahindra Bank, remains a non-executive director of the lender and holds nearly 26% stake.
As per Hurun Global Rich List, Kotak was the tenth richest person in the country as of March 2023, with a net worth of $14 billion. The bank promoters had raised over Rs 6,900 crore through a stake sale in 2020.
