Leading real estate player Prestige Group has received the approval to build a 1.5-km long flyover in Bengaluru’s Bellandur area that aims to connect its new tech park to the Outer Ring Road. The project has received a go-ahead from the Bruhat Bengaluru Mahanagara Palike, the city’s civic body.

The proposed flyover, aimed at reducing the traffic congestion in the Bellandur area, will be fully funded by the Prestige Group. While approving the project, the BBMP has noted that the flyover must also be opened to the general public. Moreover, it has been allowed on the condition that Prestige will undertake the work to widen Kariyammana Agrahara Road using its own resources, Deccan Herald reported.

The flyover will run next to an existing road and a stormwater drain. The private flyover is expected to cut travel time to Sakra Hospital Road by 2.5 km.

Prestige Group first approached BBMP in August 2022 and again in November 2023, seeking approval for a dedicated flyover to its upcoming Beta Tech Park project in Bellandur. The proposal cited heavy traffic on Old Airport Road and Kariyammana Agrahara Road. The flyover is expected to improve access to the upcoming tech park, which is likely to host over 5,000 employees.

The approval for the project was finally issued in April 2025 after discussions with Karnataka’s Deputy Chief Minister DK Shivakumar. With this, Prestige Group will also fund the widening of the Kariyammana Agrahara Road, a known traffic bottleneck.

The approval for the flyover comes more than a year after the Bangalore Development Authority had already approved the 70-acre tech park site in September 2023.

Besides the flyover, the Bengaluru-based realty group will also construct a 40-foot-wide connector road that will reduce the distance to Sakra Hospital Road by around 2.5 km.

In addition to these projects, the company is also expected to launch 25 residential projects this financial year. These projects are situated across multiple cities including Delhi, Mumbai and Goa. The upcoming projects will encompass 44.8 million sq ft of developable area. The estimated gross development value for these projects is estimated to be Rs 42,120 crore, the company said in its latest investor presentation.
