Real estate company Brigade Group and venture capital firm Gruhas have launched the Earth Fund, a real-estate tech and sustainability-focused investment fund.

The fund is set up under Zoiros Projects Pvt., launched by Brigade Group, and the investment arm of Nikhil Kamath and Abhijeet Pai, Gruhas. The Rs 200-crore SEBI-registered Category II alternative investment fund, with an additional Rs 100 crore greenshoe option, aims to back high-growth startups solving challenges through sustainability and innovation.

The Earth Fund is led by Nirupa Shankar, joint managing director of Brigade Enterprises Ltd.; Abhijeet Pai, co-founder of Gruhas; Nikhil Kamath, co-founder of Gruhas; and Mohan Parvatikar, independent director of Zoiros Projects Pvt. 

"We are setting up the Earth Fund with Gruhas to push more tech in the built world," Shankar told NDTV Profit. "We will invest in tech for the built world, proptech, tech for urban solutions and sustainability."

Investment will be made in Pre Series A and Series A stage with ticket size $1–2 million, according to Shankar. "We will also potentially provide opportunities for startups in live projects if synergies are seen. About 40% of the fund is raised, and the deployment will start in next quarter."

The fund aims to have a portfolio of 10 to 15 startups through an initial check and reserves for follow-on rounds. Focus areas for the fund include breakthrough innovations across UrbanTech, covering proptech, construction tech, real estate solutions, and asset utilisation; and sustainability, including climate tech, clean tech, smart mobility and energy solutions.

"Earth Fund isn't just capital, it's a catalyst for change. We back PropTech and sustainability startups with funding, industry integration and strategic mentorship. By bridging traditional real estate with emerging technologies, we're accelerating ventures that redefine urban spaces, construction, and resource efficiency," Pai said.
