Hyderabad Realty Breaks Record: Raidurg Land Fetches Rs 264 Crore Per Acre

A 5.25-acre government land parcel in Hyderabad's Raidurg Knowledge City has fetched a record Rs 264 crore per acre in an e-auction conducted by the Telangana State Industrial Infrastructure Corporation, underscoring strong investor demand for premium commercial land in the city's western IT corridor.

The plot, identified as Plot P1 in Survey No. 83/1 and located at Raidurg Panmaktha in Serilingampally, was won by MSN Realty for approximately Rs 1,386 crore. The winning bid was significantly higher than TGIIC's reserve price of Rs 175 crore per acre, representing a premium of about 50.9%.

The latest transaction has established a new benchmark for land prices in Raidurg, surpassing the previous record of Rs 237 crore per acre set in May 2026. An earlier transaction in June had fetched Rs 204 crore per acre, highlighting the rapid rise in land values in the area over recent months.

The transaction highlights growing demand for strategically located commercial and mixed-use land in Hyderabad's Knowledge City and surrounding IT corridor. The area has emerged as a major business and technology hub, attracting developers and investors seeking premium locations.

TGIIC Vice-Chairman and Managing Director K. Shashanka said the record bid reflected sustained investor confidence in the Raidurg corridor and its potential as a major commercial real estate destination.

The latest sale comes only around three months after the previous price record, indicating the rapid escalation in land values in one of Hyderabad's most sought-after commercial districts.

TGIIC is also scheduled to conduct a follow-up e-auction on August 28 for an adjacent five-acre land parcel within the same Survey No. 83/1. The upcoming auction could provide another indication of demand and pricing trends in the Raidurg corridor.
